Home Selling Key: Trust
It’s hard to be a seller. It can feel like you’re always being asked to spend money. When you’re negotiating an offer, buyers often ask for credits or repairs, which can be frustrating. Your agent will ask you to make investments in your property as you get it ready to go on the market. These can feel expensive and not always worth it.
When your Realtor is asking you to make investments in your property it’s because they are trying to help you sell your home for the most money as quickly as possible. It doesn’t always feel that way, but remember you’ve hired a professional who does this for a living. As hard as it might be, you should do your best to let go and trust them.
Sellers often push back on staging. It can seem like an unnecessary expense, but I suggest staging to my clients because I know it will help get your home sold. When you meet someone new (think first date or job interview) you want your first impression to be great. Not painting and staging is like showing up in your sweatpants. If you wouldn’t go on a first date in your sweatpants, why would you want your home to when it’s looking for it’s next long-term love?
I recently listed a home for sale, it had sat on the market for 90 days with another agent. The walls were white, there was no furniture, and there was a terrible photo of a Murphy bed. When my client hired me she was skeptical. After having her property sit on the market and having her previous agent tell her it wouldn’t sell, she wasn’t convinced it was possible to sell it. When I told her she needed to stage it, she was skeptical. It took her a few days to decide, because she was worried she would be spending money that she wouldn’t get back if the home didn’t sell. Finally, she agreed to give it a go for only 30 days. I’m happy to say, that with staging and new photographs we were able to get the property under contract in just 6 days above list price.
